This beautiful monumental property is located in the centre of the village of Ruchpen, in the South West of the Netherlands, near Breda and Roosendaal. You will have the characteristic detached villa all by yourself during your holiday. For your convenience there are 3 beautifully decorated rooms at your disposal, where you can sleep comfortably on the luxurious box-spring beds. Needles to say that all the bedrooms are equipped with their own private bathroom and TV. The ground floor offers a very spacious kitchen. Here you can take your time to prepare the meals, which you can then consume in the dining room. During the meal, you will have a clear view of the deep garden. The garden is completely fenced so that children can play safely. After the evening meal, just sit down in the living room and light the wood fire (wood included) to enjoy the good live, while reading a good book and consume a fine glass of wine.

You can park your car on the private parking spaces of the villa. You will not need your car during your stay here. The supermarket is within walking distance, as is the centre of Ruchpen, where you can go for a bite or a drink in the local restaurants.

During the day, you can walk endlessly through the Rucphense forest, an area of about 1200 ha, this area of coniferous trees and heath and shifting sand. Many routes run through the area.
Snowworld Ruchpen is the place to be for a day of skiing fun or go ice karting in electric karts.
City lovers should admire the old city centres of Breda or Antwerp. A tour through the canals of Breda is certainly worthwhile. If you want a really special activity, go indoor skydiving in Roosendaal.

Because of the peace and quiet and possible neighbours, noise nuisance after 22:00 hour is not allowed/prohibited in this holiday home

It is strictly forbidden to organise any student party, bachelor party or drinking party in this house
COVID-19 Conditions:

- 2 weeks before arrival we assess the travel situation. If it appears that in the 2 weeks before arrival new measures will be taken, we will wait for the official announcement. We have chosen for a standard of 2 weeks before arrival, because the situation is very unstable at the moment.

- We will refund your money in the event of a ban on entering the region where the holiday home you have booked is located.

- If we are going to rebook your holiday in another period, we will ensure that the amount already paid (in advance) is transferred to the new booking. Possible settlements will also take place immediately.

- If we have to cancel your holiday, you will receive your money back on your account within one week.



So you can book your holiday with us without worries. In case Villa for You can deliver the holiday but you want to cancel, the standard cancellation conditions apply.



- For each every guest, not having a 'Corona passport' (European digital COVID certificate)at the moment this is required to travel to the concerning destination or to stay in the holiday home, is not a valid reason to cancel free of charge.

- Despite the Corona passport, each country remains responsible for setting its own entry requirements and rules, which are not standardised at EU level. This means that in addition to the Corona passport, additional rules may apply to your stay, such as the validity period of your vaccination or the requirement for an additional (booster) vaccination. These extra rules are also not a valid reason for cancelling your stay free of charge.

- Quarantine measures are also not a valid reason to cancel free of charge. Villa for You states (based on the information currently available) that it is possible for everyone to meet the requirements for travelling.



Villa for You is not responsible for unavoidable or extraordinary circumstances before or during your booked holiday period as a result of (adjusted) Corona measures, unless these measures are about a ban on entry in the region where the holiday home you have booked is located.
